Description/Background:
Nathan Boyer, on behalf of The Boyer Company (applicant), is requesting a change of the future land use designation on one parcel, subject property, (7.2 acres) owned by the Canyons School District at 825 E. 9085 S. from the Institutional (IN) designation to the Medium Density Neighborhood (MN) designation. The subject property is currently used for the Canyons School District's C-Tech facilities. The applicant is seeking to redevelop the property as a townhome project.
A neighborhood meeting was held on May 18, 2026. The item was presented to the Planning Commission on June 4, 2026 in a public hearing. The Planning Commission forwarded a positive recommendation to the City Council by a vote of 7-0 (see attached minutes). The application was presented to the City Council as an informational item on July 7, 2026.

The action requested by the Application is a rezone, a legislative item, being presented to the City Council, as the final decision-maker, on July 14, 2026 for a decision.
