Description/Background:

Recently the City was approached by a car dealership to locate in the bottom levels of Building 1 of the Centennial Village Project (SPC Group, Post Office Building Sego Lily and Monroe St.). As you are aware, this is a mixed-use project with retail on the bottom and residential above. The car dealership (which includes the makes of Bentley, Rolls Royce, Lamborghini, Aston Martin and McLaren) would have display, test drive vehicles and minor service options.  There would not be full inventory or full vehicle servicing at the location.  The primary purpose of the location is sales. To locate the dealership in this location would require a code amendment for the CBD A&E Zone that was created just for the Centennial Village Project. Thus, the City Council would need approve such an amendment.  The purpose of the discussion is to determine if the City Council believes consideration to amend the zone to allow this use is desirable.

Further action to be taken:

If the Council sees the zoning amendment as a positive consideration, the applicant will begin the code amendment process with the Planning Staff and Planning Commission
