Description/Background:
Cari and Nick Larsen (Applicants) have submitted an application for a rezone of 1.59 acres located at 10397 S. DImple Dell Road from R-1-40A to R-1-20A. The Applicants included with their application a concept plan that shows a potential two-lot subdivision that would create an additional building lot at 0.46 acre, with the exitsting home remaining on a lot of 1.13 acres. The current zone (R-1-40A) requires a minimum lot size of 40,000 square feet (0.92 acre). The proposed zone allows for a minimum lot size of 20,000 square feet (0.46 acre). The subject property is adjacent to an area to the east zoned R-1-20 and residential parcels that range in size from 0.23 acre to 2.32 acres.

The Application was presented to the Planning Commission in a public hearing on Sept. 6, 2018. The Planning Commission passed a motion by a vote of 6-0, recommending that the City Council approve the proposed rezone.

Fiscal Impact:
A potential subdivision and construction of an additional single family home would increase the City's property tax, however, residenital uses on large parcels do not generally produce sufficent revenue to cover the associated City expenses.

Further action to be taken:
The Application is a proposed rezone, a legislative item, being presented to the City Council for a decision to approve, deny, or table the decision.
