Description/Background:
The applicant, Erik Edwards, is requesting approval of a conditional use permit for an accessory structure for increased size, height, and reduced setbacks for a property located at 10157 S. 2020 E. The proposed structure is 744 square feet and 17’ 7” in height with a two-foot setback. There are two existing sheds that are 250 square feet and 80 square feet. The 275 square foot shed will be torn down and the 80 foot shed will remain. The total size of all accessory structures will be 824 square feet. The design of the exterior and roof is proposed to match the exterior of the main dwelling.

Recommended Action and/or Suggested Motion:
Recommendation
1. The proposed structure is consistent with rear yard area coverage for accessory structures.

2. Staff finds that the proposed structure meets the intent of Section 21-11-2 provided the applicant complies with the proposed conditions.

3. The proposed roof plan and orientation of the gable roof ends would reduce the visual impact of the structure near the side property line.

4. The height of the proposed building is partially mitigated by setting the building into the slope.

Conditions:
1. That the structure be located as per the enclosed site plan and is built to 744 square feet and 18 feet high from finished grade to peak of roof. The structure will be sited two feet from the north side property line and five feet from the rear property line.

2. That no portion of the proposed structure be used for accessory dwelling use.
