Description/Background:

Brandon Fry (Applicant) has submitted an application for a zone change of five parcels (approximately 2.2 acres) located at 7635 S. 300 E. from the R-2-8 Zone ("Single Family Residential District") to the PUD (12) Zone ("Single Family Residential District").  The Applicant has submitted a concept plan with the application that shows 11 duplexes, a total of 22 units.  The concept plan also shows the a looped road within the proposed project.

 

Fiscal Impact:

It is Staff's opinion that, based on the concept plan, revenues to the City would exceed the City's expenses for the property.

 

Further action to be taken:

The action requested by the Application is a rezone, a legislative item, being presented to the Planning Commission to hold a public hearing and to forward a recommendation to the City Council.  The City Council will make the final determination regarding the Application.  If the rezone is approved, a separate subdivision application would be required to be submitted.  Subdivision applications, following review by City staff, are presented to the Planning Commission for approval.

1. Forward a positive recommendation, recommending that the City Council approve the application for a zone change from the R-2-8 Zone to the PUD (12) Zone.

2. Forward a negative recommendation, recommending that the City Council not approve the zone change from the R-2-8 Zone to PUD (12) Zone.

3. Table the decision for a future meeting.
