Description/Background:
Ron Larson (Applicant) has submitted an application for a zone change of one parcel (approximately 2.5 acres) located at 963 E. 8600 S. from the R-1-8 Zone ("Single Family Residential District") to the SD(R-1-7 Zone) ("Single Family Residential in a Special Development District"). The Applicant has submitted a concept plan with the application that shows 8 single family residential lots, including an existing house. The concept plan also shows two existing stub roads connected through the subject property.

A neighborhood meeting was held on January 30, 2023. A public hearing was held by the Planning Commission on February 16, 2023. The Planning Commission, by a vote of 6-0, approved a motion to forward a positive recommendation regarding the Application to the City Council. The Application was presented to the City Council on March 14, 2023 as an informational item.

Fiscal Impact:
It is Staff's opinion that, based on the concept plan, the fiscal impact of the proposed project to the City would be minimal.

Further action to be taken:
If the rezone application is approved, a subdivision and/or site plan application would need to be submitted, reviewed, and approved before development could occur and building permits would then need to be submitted, reviewed, and approved before houses could be built on the property.
