Description/Background:

Riley Street (Applicant), on behalf of Miguel Ramos (Property Owner), is requesting a change of zone district on property located at 1270 E. 8600 S. from the CN Zone ("Planned Center-Neighborhood District") to the RM(12) Zone ("Residential Multi-Family District"). The property is currently vacant. A concept plan included with the application depicts a proposed project of two duplexes (four units) on the property.

 

A neighborhood meeting was held on December 12, 2024. The application was presented to the Planning Commission on January 16, 2025. The Planning Commission, by a unanimous vote, forwarded a positive recommendation to the City Council to approve the application.

 

Fiscal Impact:

It is Staff's opinion that the fiscal impact of the proposed project to the City would be minimal.

 

Further action to be taken:

The action requested by the Application is a legislative item.  As such, the Planning Commission held a public hearing and forwarded a recommendation to the City Council. The City Council will make the final determination regarding the Application.  If the rezone is approved, a separate subdivision and/or site plan application would be required to be submitted.  Subdivision and site plan applications, following review by City staff, are presented to the Planning Commission for approval. This rezone Application is scheduled to be presented to the City Council for a decision on February 11, 2025.
