Presenter:

Jake Warner, Long Range Planning Manager

Body

Description/Background:

Nate Reiner (applicant), on behalf of Jordan Credit Union (property owner), is requesting a change of zone district on two parcels (0.98 acres) located at 9260 S. 300 E. from the R-1-8 Zone ("Single-Family Residential District") to the PO Zone ("Professional Office District"). The property, which has previously been improved and includes a two-story building, is currently being used as a credit union. The property has been used for this purpose since incorporated into the City. The property owner would like to make improvements to the site and the building. The current use is non-conforming in the R-1-8, which limits the extent of potential improvements to the property.

See the attached staff report for additional information on this request.

Further action to be taken:

The action requested by the Application is a rezone, a legislative item, being presented to the Planning Commission to hold a public hearing and to forward a recommendation to the City Council.  The City Council will make the final determination regarding the Application.  If the rezone is approved, separate application would be required to be submitted for review and approval of proposed improvements.

Recommended Action and/or Suggested Motion:

Recommendation

Alternatives:

1. Forward a positive recommendation, recommending that the City Council approve the application for a zone change from the R-1-8 Zone to the PO Zone.

2. Forward a negative recommendation, recommending that the City Council not approve the zone change from the R-1-8 Zone to PO Zone.

3. Table the decision for a future meeting.
