Description/Background:

Nate Reiner, on behalf of Jordan Credit Union (applicant, property owner), is requesting a change of the zone district on two parcels (0.98 acres) located at 9260 S. 300 E. from the R-1-8 Zone ("Single-Family Residential District") to the PO Zone ("Professional Office District"). The property, which has previously been improved and includes a two-story building, is currently being used as a credit union. The property has been used for this purpose since incorporated into the City. The property owner would like to make improvements to the site and the building. The current use is non-conforming in the R-1-8, which limits the extent of potential improvements to the property.

A neighborhood meeting was held on April 23, 2025. The application was presented to the Planning Commission in a public hearing on May 15, 2025. The Planning Commission, by a vote of 5-0, forwarded a positive recommendation regarding the application. The application was presented to the City Council as an informational item on June 3, 2025.

Fiscal Impact:

It is Staff's opinion that, based on the concept plan, the fiscal impact of the proposed project to the City would be minimal.

Further action to be taken:

The action requested by the Application is a rezone, a legislative item, being presented to the City Council June 10, 2025 for a decision on the application. If the rezone is approved, separate applications would be required to be submitted for review and approval of proposed improvements.
