Description/Background:

The subject property, one parcel with an existing house, is located between a townhome project (North Pine Villas) that is currently being developed to the west, a single family detached subdivision (Devin Place) to the east, unannexed property to the north, and 7800 S. to the south.  North Pine Villas is zoned PUD(10) and the Devin Place Subdivision is zone R-1-8(INF).  The Applicant's concept plan shows the existing house to remain as one of the five lots in a future subdivision, with four new residential lots being accessed through the North Pine Villas development to the west.  A stub road to the subject property was approved as part of the North Pine Villas Subdivision.

 

 

Fiscal Impact:

Four additional homes on the property would increase the overall assessed value of the property, leading to an increase in property tax.  In general, however, the cost of city services provided to low density residential properties typically exceeds the property tax revenue received.

 

Further action to be taken:

The Application is a proposed rezone, a legislative item, being presented to the City Council to approve, deny, or table for a future decision.

 

Recommended Action and/or Suggested Motion:

Recommendation

1.   That the subject property located at 825 E. 7800 S. be rezoned from the R-1-20A Zone to the R-1-8(INF) Zone according to the recommendation of the Planning Commission and the facts, findings, and conclusion contained in the staff report presented to the Planning Commission.

2.   That Ordinance #18-08 be adopted, rezoning the subject property from R-1-20A "Single Family District" to the R-1-8(INF) "Single Family District."
