Description/Background:

The applicant, Ron Raddon with Raddon Development (representing the property owner Sandy City), is requesting preliminary subdivision review for the property located at 10250 S. See the attached Staff Report and Exhibits to review full details of the request.

Recommended Action and/or Suggested Motion:

Recommendation

Staff recommends that the Planning Commission determine preliminary site plan review is substantially complete for the proposed Outback Steakhouse/Bonefish restaurant building at 11114 S. State Street in the CBD zone based on the following findings and subject to the following conditions:

Findings:

1.                     The subject property is configured as a standard lot and the proposed new lot will have frontage onto a public street.

2.                     That the proposed lot configuration equitably balances the needs of the public and presents the most efficient use of the land.

3.                     That the proposed lot complies with the requirements of the CBD-O & P zones and Cairns Design Standards.

4.                     That the various City Departments and Divisions have preliminarily approved the proposed subdivision plat.

Conditions:

1.                     The applicant continue working with staff during Final Review on the details and dimensions for the PUE’s, Dry Creek trail and Dry Creek drainage easements.

2.
That additional public right of way dedication of sixteen (16) feet behind back of curb be provided for Monroe Street (both sides), 10200 South Street (south side), and Centennial Parkway (west side).

3.
That the applicant complies with each department’s comments and redlines throughout the final review process and that all issues be resolved before the subdivision can be recorded.
