Title

Community Development Department requesting City Council action regarding the Moretto Rezone Application (File #REZ09302024-006858), proposing  a zone change of one parcel (0.18 acre) from the LC Zone to the R-1-6 Zone.

Presenter:

Jake Warner,

Long Range Planning Manager

Body

Description/Background:

Keith James (Applicant), on behalf of Alex Moretto (Property Owner), is requesting a change of zone district on property located at 65 E. 11000 S. from the LC ("Limited Commercial District") Zone to the R-1-6 Zone ("Single-Family Residential District"). The proposed rezone would result in one single-family residential building lot, subject to improvements per City requirements.

A neighborhood meeting was held on November 11, 2024. Two people attended and supported the rezone as it would clean up the vacant lot. The application was presented to the Planning Commission on December 19, 2024. The Planning Commission, by a unanimous vote, forwarded a positive recommendation to the City Council to approve the application. The application was presented to the City Council as an informational item on January 7, 2025.

Fiscal Impact:

It is Staff's opinion that the fiscal impact of the proposed project to the City would be minimal.

Further action to be taken:

The action requested by the Application is a legislative item.  As such, the Planning Commission held a public hearing and forwarded a recommendation to the City Council. The City Council will make the final determination regarding the Application.  If the rezone is approved, a separate subdivision application would be required to be submitted.  Subdivision applications, following review by City staff, are presented to the Planning Commission for approval.
